Provident Capital was founded on a straightforward conviction: that exceptional real estate returns come from controlling the inputs rather than chasing markets or relying on macro tailwinds. Basis, scope, timeline, leasing, and debt are each managed with precision.

Our team brings together decades of experience in real estate capital markets, fund management, ground-up construction, and investor relations. Collectively, the principals have managed three investment funds with over half a billion dollars in combined assets and have raised more than $100 million in institutional and private capital across those prior vehicles.

Provident is a new platform built on that track record. We maintain a focused portfolio of high-conviction positions and stay close to every asset, responding quickly when conditions shift.

Our Story

Provident Capital grew out of a shared belief among three Texas-based partners: that the most durable real estate returns come from operators, not passive holders. Prasanna brought years of institutional fund management and capital markets experience. Pradeep brought a decade of ground-up construction across Central Texas, with the crews and relationships to prove it. Travis brought a deep understanding of the investor experience, built transaction by transaction across hundreds of residential deals. Together, they saw an opportunity to build something different: a real estate platform that controls everything from land acquisition through stabilized operations, anchored in Texas, and built for the long term.

He brings rare depth in underwriting, deal structuring, and institutional LP management to the Provident platform.

Travis leads investor relations and brings a ground-level perspective shaped by years in real estate fund operations. Having transacted on over 400 residential properties across Texas, he combines transactional fluency with a clear understanding of what investors expect in reporting, communication, and returns. Travis is the primary point of contact for all LP relationships.

Our Approach

We control the inputs end to end and invest only where the spread between cost and stabilized value is clear from day one.

Every investment begins with the exit. We underwrite to a realistic sale or refinance before we model construction timelines or lease-up assumptions. That discipline keeps us from taking on deals that look compelling on paper but depend on conditions outside our control.

Once we commit, we operate with the same intensity. Monthly dashboards track capex burn, pre-lease velocity, rent roll health, and DSCR across the portfolio, and we move quickly when numbers drift from plan.

I.

Acquire at the Right Basis

We source through deep generational relationships built through family office networks and personal land banking portfolios accumulated over decades in Central Texas. We own and control a significant volume of off-market land, giving us access to opportunities that never reach the open market. If the spread is not clear before we sign, we walk.

II.

Build with Precision

Our in-house construction company has operated in Central Texas since 2014 with full crews across all trades. We build single-family homes, apartment complexes, commercial buildings, and retail from the ground up. That vertical integration gives us cost control, timeline certainty, and quality consistency that outside general contractors cannot match.

III.

Stabilize and Distribute

Once assets reach stabilized occupancy and cash flow, we distribute net operating income on a regular basis. We structure financing conservatively, model higher takeout rates than current conditions require, and keep multiple exit pathways open including sale, refinance, and portfolio disposition.

IV.

Recycle and Compound

Capital returned from stabilized exits is redeployed into the next high-conviction opportunity. We stagger project starts to manage portfolio liquidity, avoid cross-collateralization between assets, and maintain a cash operating reserve across the fund at all times.

Where We Invest

Central Texas first. Expanding where our execution travels.

Austin is our home market. We know its permitting rhythms, its lender community, and its submarket demand dynamics at a granular level. The Hill Country corridor, San Marcos, Wimberley, and the growth spine from Pflugerville to Kyle are where we have the deepest relationships and the most direct access to off-market land.

Dallas and Houston represent natural extensions of the same thesis. Population growth, active construction lenders, and deep leasing demand mirror what we see in Austin. We pursue opportunities in these markets only where our construction crews can deploy with the same speed and oversight we maintain in Central Texas.
